Custom Build and Self Build Register

Are you interested in building your own home? If so, North Kesteven District Council has a register for people who are looking for a plot of land to build or have their own home built on in the district. This will allow us to find out how much demand there is for self-build or custom-build housebuilding in North Kesteven.

Self-build is where you organise and design the construction of your own home, possibly doing some of the building work yourself. 

Custom-build is where you work with a specialist developer and they construct your home for you. 

Both self-build and custom-build can be done individually or with others as part of a group.

To be eligible to join the Custom and Self Build Register you must be:

  • Aged 18 years or older;
  • A British citizen, a national of an EEA State other than the UK, or a national of Switzerland;
  • Seeking (either alone or with others) to acquire a serviced plot of land in North Kesteven to build a house to occupy as your sole or main residence.

The Council cannot guarantee that by joining the Register a plot of land will become available to you, but we will keep you informed of relevant information and opportunities which may be of interest to you.

Any proposals for self-build or custom-build housing will require a formal planning application and will be subject to all relevant planning policies. The Council has a Pre-Application Planning Advice service which we encourage you to use if you would like to discuss your self-build or custom-build proposal with us. 

Any proposals for self-build or custom-build housing will also need approval from Building Control.
